You CAN sell an item for RL cash. This is done by transfering the access to the asset - yet what you are selling or buying is the asset, because the asset and its access are the same thing - an asset is only used by its access. There is no asset without its access and there is no access without an asset.
We, as players, own the current right to access assets with our accounts. We own the sole access to those assets unless CCP interfers. You can also call this “sole access” a good. We can sell this “sole access” to someone else and therefore sell this good to someone else for real money. This act however is not allowed by CCP.
If you echange “owned assets” with “sole access to assets” everyone should be happy.

No such transfer exists, because no access right exists to be transferred. If CCP bans your account and revokes your access to your assets then you can not sue them for lost value.
